Market Insights · Surface 1

Irish property prices — the market, on the record.

Every residential sale registered to the Property Price Register since 2010, on one canonical price expression. Each panel is built to answer a real question from buyers, sellers, owners, or estate agents — and to break when the data isn't thick enough to support a confident answer.

The price spine · National

PPR median price per month — all sales

One month, one price: the mean and median of every recorded sale in that month, for the selected scope and tenure. Where a month has fewer than 15 sales the line breaks rather than draw a value we can't trust.

Price momentum · National

Year-on-year median price change (monthly) — all sales

Each bar is the median price that month against the median 12 months earlier. Green is rising, red is falling. A bar only draws when both the current month and the year-ago month have at least 15 sales — a ratio is only as trustworthy as its weaker endpoint.

Price distribution · National

Where the sales actually land — all tenures

Count of sales by price band in the last 10 years. The headline price line is one number per month; this is the underlying shape — how much of the market sits in each €100k band.

Who's buying · National

First-time buyers, movers, investors & institutional

Every completed stamp-duty execution, broken down by who bought. Proportions lead — the absolute count is a second-order question. Suppressed when a month's total falls below 15 sales at the active cut.
