Terms of Service

These terms govern your use of Statire.ie (“Statire”, “we”, “us”) and the products and services we provide through it. By creating an account or paying for a report, you accept these terms. If you do not accept them, do not use the service.

1. The service

Statire publishes data and analysis about the Irish residential property market, drawing on the Property Price Register (PPR), Central Statistics Office (CSO), Revenue, and other public datasets. The free portion of the site is open to anyone. The paid portion provides on-demand comparable-market valuation reports for individual residential properties.

2. Your account

  • To purchase reports or run a subscription, you need an account. Sign-up is free.
  • You are responsible for keeping your password confidential and for activity that happens under your account.
  • Email addresses must be valid and accessible — we use them for confirmation links, receipts, and any service notifications.
  • You must be 18 or older to purchase paid features.

3. Pricing & payment

Prices are in Euros and include any applicable VAT. We currently offer:

  • Single report — €19 per report. 12-month access to the report from purchase, with weekly comp refreshes during that period.
  • Monthly subscription — €49 per month. Includes 8 reports per month, weekly refreshes on existing reports while subscribed, and continued read-only access to past reports for 1 year after cancellation.

Payment is processed by Stripe. Subscription billing is automatic on each renewal date. We may update pricing at any time; existing active subscriptions will continue at the price agreed at sign-up until the next renewal cycle, at which point the new price applies.

4. Subscription cancellation

You can cancel your subscription at any time from the account dashboard, which opens a Stripe-hosted billing portal. Cancellation takes effect at the end of the current paid period — you keep full access (including remaining monthly credits) until that date. After the period ends, your account remains active in read-only mode and you can continue to view your existing reports.

5. Using the reports

Reports are licensed for your personal or internal business use. Specifically:

  • You may share an individual report with named recipients (for example, a partner, solicitor, or estate agent) by using the share-link feature provided in the dashboard.
  • You may not republish reports publicly, resell them, scrape them at scale, or use the data to train machine-learning models.
  • You may not present a Statire report as your own work or as a chartered surveyor's valuation.

6. Important disclaimer about valuations

The valuation reports are comparable-market analyses, generated by software using public data and an algorithmic model. They are intended as a market-reference figure and are not a substitute for a chartered surveyor's valuation. Specifically:

  • The reports are estimates only, with a stated confidence interval. Actual sale prices vary based on factors no algorithm can capture (condition, fit-out, buyer urgency, off-market dynamics).
  • Reports must not be used in lieu of a formal valuation for mortgage approval, probate, taxation, or legal proceedings, where a regulated chartered surveyor's valuation is required.
  • Reports are not investment, financial, tax, or legal advice. If you need such advice, consult an appropriately qualified professional.
  • Property data sourced from the PPR can include errors, omissions, or outdated information. We make best efforts to clean and enrich the underlying data but cannot guarantee its accuracy.

7. Limitation of liability

To the maximum extent permitted by Irish law, Statire is not liable for any indirect, incidental, or consequential losses arising from your use of the service or reliance on its outputs. Our total cumulative liability to you under or in connection with these terms is limited to the greater of (a) the total amount you have paid us in the 12 months preceding the event giving rise to the claim, or (b) €50.

Nothing in these terms limits liability for fraud, gross negligence, or anything that cannot lawfully be limited under Irish or EU consumer protection law.

8. Refund policy

This is the section most likely to be relevant to you. We aim to be straightforward about refunds:

  • Failed reports — automatic refund. If our model cannot produce a valuation for your property (for example, insufficient comparable sales or a geocoding failure), the credit used is refunded automatically. You are never charged for a failed report.
  • Buyer's remorse on a single report — 14-day full refund, provided you have not yet generated a report. Once you have used the credit to generate a report, the report is delivered and not refundable as a digital service that has been performed.
  • Subscription cancellation — you can cancel at any time from the dashboard. Cancellation takes effect at the end of the current billing cycle; we do not refund partial months.
  • Subscription billing problems — if you were charged in error, charged twice, or were billed after a successful cancellation, contact us at info@statire.ie and we will refund the affected charge promptly.
  • EU consumer rights — under EU distance-selling rules, you have a 14-day right to withdraw from a digital-service contract. By starting to use a paid report or by running your first valuation, you expressly waive this withdrawal right for that report (this is the standard digital-service rule and is required by EU law to be disclosed). Subscription cancellations are governed by the cancellation terms above.

To request a refund within these rules, email info@statire.ie with the email address on the account and a brief description. We aim to respond within 2 working days.

9. Account termination by us

We may suspend or terminate accounts in cases of fraud, abuse, scraping, payment chargebacks, or any breach of these terms. Where reasonable, we will give you notice and an opportunity to cure the breach. On termination, paid features stop immediately; you may still request an export of your data under the Privacy Policy.

10. Intellectual property

The Statire brand, the underlying valuation model, the report design, and the website code are the intellectual property of Statire. The underlying public data (PPR, CSO, Revenue) remains the property of the relevant Irish government bodies. Your specific property inputs and the reports generated for you are yours to use under the licence above.

11. Changes to these terms

We may update these terms from time to time. For material changes, we will notify active users by email. The “Last updated” date at the top of this page always reflects the current version. Continued use of the service after a material change indicates acceptance of the updated terms.

12. Governing law and disputes

These terms are governed by the laws of Ireland. Any dispute arising under these terms is subject to the exclusive jurisdiction of the courts of Ireland. Nothing in this section affects any consumer rights you may have under EU law that cannot be excluded.
