Methodology & data sources
  • Scope: second-hand only (PPR vat_exclusive = false), within a rolling 18-month window anchored to the most recent PPR sale (last 18 months). New builds have a different price-formation process and are reported separately on Market Overview.
  • Enrichment confidence: sales kept only if the enriched fields (BER, asking, sqm) cleared the high or medium bar. low_confidence, not_found, extraction_failed are excluded from every cut here.
  • Scope filter: the county dropdown above filters every panel. National is the default. No timeframe toggle — the window is always the rolling 18-month PPR window above.
  • Canonical price: same expression as the Market Overview spine — CASE WHEN vat_exclusive THEN price_inc_vat ELSE price END.
  • Sources: Property Price Register (PSRA), enriched listing fields from public property advert pages.
