Floor size (sqm) is the single biggest predictor — get it as close as you can. Check your BER cert, sale brochure, or measure roughly room-by-room and add up.
BER is optional but helps. “Exempt” is fine for older properties without a current cert.
Total site size in acres — driveway + house footprint + garden + any land. Different from garden size: includes everything within your boundary. If you have a Land Registry map, use that. Worth filling in when meaningful — large rural plots and notable urban gardens both lift value.
Pick the closest match. Standard is the default and fits most Irish homes — leave it there if you're unsure. Only change if your property clearly fits one of the other tiers.
Tick anything your property genuinely has. Each feature lifts the valuation slightly to reflect that the property sits at the upper end of its bracket. Be honest — over-tagging gives you an inflated number that won't match a real sale.
