Important caveats

The model performs well across most properties tested — most estimates fall within 10% of the final sale price. It can underestimate or overestimate edge cases. Most likely on homes with very few comparable recent sales nearby (rural areas, unique architecture, listed buildings, very large or unusual estates). The confidence tier on each report flags when this is more likely. This report is intended as an independent market reference and is not a substitute for a chartered surveyor's valuation, which is required by lenders, the Revenue, the courts, or for any legal transaction.

How accurate is it really?
From our April 2026 backtest of 1,000 held-out PPR sales: 1 in 8 estimates spot-on (within 2%), 1 in 3 within 5%, more than half within 10%. A small tail of properties (rural stock, period buildings, unusual estates) drift further out. Every report carries a confidence tier (High / Medium / Low) so you see exactly which camp your property is in.
Is this a substitute for a chartered surveyor?
No. For mortgage, probate, capital-acquisitions-tax, divorce sign-off, or any legal purpose, you must commission a registered valuer. Use this report to walk into that conversation already informed.
Where does the data come from?
The Property Price Register (every recorded residential sale since 2010), the Pobal HP Deprivation Index, Tailte Éireann zoning data, the Department of Education school registry, the Garda station registry, the Irish Rail real-time API, local-authority planning portals, and supplementary property-attribute data covering BER rating, floor size, bedrooms, and bathrooms. Every figure in the report is sourced and traceable.
What if my property is unusual?
The model performs well on standard housing stock — semi-detached, terraces, apartments, three-bed family homes. It can underestimate or overestimate edge cases: rural homes with very few comparable recent sales, listed buildings, very large estates, unusual architecture. The confidence tier flags this when it applies. For those properties, treat the figure as a starting point for negotiation, not a definitive answer.
Why is it free?
Because the only way to know whether the report is worth anything is to read one. We removed the wall — anyone can run up to 3 valuations a day with no signup. If you want to save reports, re-run them as new comparables register, or share private links — log in for free. If you need more than 3 a day, a €19/month subscription lifts the cap to 30 per day.
What are the limits exactly?
3 valuations per day per public IP for the free tier (anonymous and logged-in alike). The €19/month subscription lifts the cap to 30 per day, counted per account (not per IP). Either limit resets every 24 hours from your first run of the day. There are no add-ons or upsells beyond the monthly subscription.
Can I share the report?
Yes — log in, run a valuation, and use the Share button on any report to generate a private link. Anyone with the link can view the report; you can revoke or regenerate the link any time.
Privacy
We don't share, sell, or syndicate addresses or report data. Anonymous valuations are stored against an internal token (not your account) and the result vanishes from your view when you close the page. Standard EU GDPR rules apply for logged-in users; you can delete any saved valuation any time from your dashboard.
